Ocean Village

Ocean Village is Gibraltar's most recognisable modern development, built around a purpose-built marina on the southern side of the harbour. It opened in the late 1980s and has since evolved into the go-to address for professionals, expats, and anyone who wants new-build quality with a waterfront lifestyle. The marina is lined with restaurants, bars, and a casino, making it feel more like a European resort town than a small British territory.

Apartments here are predominantly high-specification flats in modern blocks, many with balconies or terraces overlooking the boats. The area is self-contained enough that you could go days without leaving it, with a supermarket, gym, dental practices, and various services within walking distance. The promenade along the water is one of the most popular spots in Gibraltar for an evening walk or a morning run.

It sits just south of the commercial port and north of Queensway Quay, putting it close to the business district while maintaining a residential feel. Parking is tight and expensive, which is a consideration, but Gibraltar is small enough that most places are reachable on foot. Ocean Village commands a rental premium over most other districts and is consistently one of the most in-demand areas on the market.
