Renting in Europort Gibraltar: Apartments, Prices and What to Expect in 2026

Last updated: April 2026

Europort is one of Gibraltar's most recognisable residential addresses and yet it is often overlooked in favour of Ocean Village's marina glamour. The truth is, Europort offers a lot: modern apartments, strong rental demand, easy access to the town centre and airport, and a well-established community of long-term residents and professionals. If you are looking to rent in Gibraltar, Europort is one of the first places worth considering.

Quick Summary

  • Europort is a modern development in the north of Gibraltar, close to the airport and border crossing
  • One-bedroom apartments typically rent for £1,400 - £1,900 per month
  • Two-bedroom apartments range from £1,900 - £2,800 per month depending on spec and floor
  • The area has good supermarkets, gyms, restaurants, and is walkable to the town centre
  • Popular with iGaming and financial services professionals working at nearby office blocks

Where Is Europort and What Is It Like?

Europort Avenue is the commercial and residential spine that runs through the northern section of Gibraltar, roughly parallel to the airport runway. The area was developed from the 1990s onwards and transformed what was largely industrial land into a major mixed-use development with offices, residential towers, restaurants, and retail.

The residential towers in Europort range from smaller apartment blocks to larger developments with multiple floors, gyms, and communal terraces. The area has a modern, functional character rather than the historic charm of the Upper Town or the waterfront glamour of Ocean Village. It works well for people who prioritise convenience and modern spec over atmosphere.

Europort Rental Prices in 2026

Property TypeMonthly RentNotes
Studio flat£1,100 - £1,400Smaller footprint, good for singles
1-bed apartment£1,400 - £1,900Most common rental type in Europort
2-bed apartment£1,900 - £2,800Wide range based on floor, views, spec
3-bed apartment£2,800 - £3,800Less common, mainly in newer blocks

These prices reflect the current Europort market as of April 2026. Furnished apartments command a premium of roughly 5-10% over unfurnished equivalents. Higher floors with clear runway or bay views attract higher rents than ground and lower floor units.

Compare with Ocean Village

Similar-spec apartments in Ocean Village typically run £200-£500 per month more than Europort equivalents. Ocean Village has the marina views and the restaurant-at-your-doorstep lifestyle, but if you spend most of your time at work and value extra cash in your pocket, Europort delivers almost everything Ocean Village does at lower cost.

What You Get in Europort

Within the development

  • Most residential blocks have lifts and secure entry
  • Some blocks have residents' gyms and communal terraces
  • Allocated or visitor parking available at many blocks (this is significant in Gibraltar where street parking is brutal)
  • On-site management in many buildings

Within walking distance

  • Morrisons Gibraltar: The big supermarket, very convenient for weekly shops
  • Multiple restaurants and cafes along Europort Avenue
  • iGaming and financial services offices: Many Gibraltar companies are headquartered here, so if you work in those sectors you may be a 5-minute walk from your office
  • Airport: Gibraltar's airport is essentially at the end of the road. Great if you travel frequently, though flight numbers are limited.
  • Town centre: About 15-20 minutes walk to Main Street. Manageable daily, trivial by bus.

Who Rents in Europort?

Europort has a distinctly professional, working population. The largest groups of renters are:

  • iGaming and tech workers: Several of Gibraltar's largest iGaming companies have offices in the Europort business district, making the commute literally a couple of minutes for many residents
  • Financial services professionals: Similar deal, Gibraltar's financial sector is heavily concentrated in this part of town
  • Couples and young professionals: The modern apartments and walkable amenities suit the working-professional lifestyle well
  • Short-to-medium term expats: People relocating to Gibraltar for work often start in Europort because of the good availability of decent furnished apartments

Downsides Worth Knowing

Nowhere is perfect. Europort's main drawbacks:

  • No sea-view romance: The views are primarily of the airport runway and the industrial north of Gibraltar. Functional but not beautiful.
  • Noise from the airport: Flight noise is a reality, particularly during landing approaches. Most people adjust to it, but if you are noise-sensitive, test this in person before signing a lease. (Gibraltar's runway also crosses the only road into Spain, so traffic noise and barriers are also part of the mix.)
  • Less community character: Europort is a modern development, not a historic neighbourhood. It lacks the character of the Upper Town or the energy of the marina area.
  • Parking can still be tight: Even with allocated spaces in many blocks, visitor parking and overflow is limited on busy days.

Finding Europort Rentals

The best way to find available Europort rentals is through local Gibraltar estate agents, as most landlords list exclusively with one agent. Key agents to register with include Chestertons Gibraltar, Richardsons, Morris Property, and Bland Property Services. Also worth checking GibSell and local Facebook groups where landlords sometimes list privately to avoid agent fees.

Is Europort good for families with children?

It is functional but not the most family-friendly part of Gibraltar. There are no parks immediately in Europort, and the proximity to the airport runway means it is not ideal for young children playing outdoors near the building. Families with children often prefer areas like Westside or the more residential parts of Gibraltar with better outdoor space.

Are Europort apartments typically furnished or unfurnished?

Both exist. Furnished apartments make up a good proportion of the market given the high number of expat renters who arrive without furniture. Unfurnished apartments are available too, typically at slightly lower rent. Landlords will usually state clearly in listings whether furnished or unfurnished.

How does Europort compare to Midtown for renters?

Midtown is more central and has more character than Europort, but is generally busier and noisier (Main Street traffic). Europort is slightly quieter on a day-to-day basis and has better parking. Both have similar rental price points for comparable specs. The choice often comes down to whether you want to be closer to the town centre buzz or closer to the north and airport.

Is Europort safe?

Yes. Gibraltar as a whole has very low crime rates and Europort is no different. The modern apartment blocks with secure entry add an extra layer. The area is active throughout the day and evening given the restaurant and office presence, which keeps it well-occupied at most hours.
